Commercial building automation: what’s driving decisions now

Commercial automation used to be a nice-to-have in premium fit-outs. Now it’s driven by hard numbers: energy costs, compliance obligations and changing ways of using space. These are the forces we see shaping projects for offices, clubs, schools and industrial sites.

1. Energy reporting is becoming a requirement

Tenants, owners and investors increasingly expect buildings to report and reduce energy use. Lighting control with occupancy sensing and daylight harvesting is often the quickest win. Sub-metering and energy monitoring then show where the rest of the power goes.

2. Compliance is being automated

Emergency lighting must be tested every six months under AS/NZS 2293.2. Manual testing means site visits, ladders and paper logbooks. DALI-2 systems such as Zencontrol run the tests automatically and keep the records, so compliance becomes a report rather than a project.

3. Space is used differently

With hybrid work, many offices are only partly occupied on any given day. Lighting and air-conditioning that follow real occupancy, rather than fixed schedules, cut waste without affecting the people who are in.

4. Systems are expected to talk to each other

Lighting, HVAC, access control, AV and the BMS were once separate contracts with separate controls. Clients now expect one view of the building. Open protocols such as DALI-2, BACnet and Modbus, and controllers that bridge between them, make that possible without replacing everything.

5. Upgrades beat rip-and-replace

Many buildings already have C-Bus, Dynalite or an older BMS installed. The most cost-effective projects often keep the cabling and field devices that still work, and modernise the controllers, software and integration around them.

What this means for your building

Start with what you need to measure, control and prove. Then choose systems that use open standards so they can grow with you. We design, install and support commercial automation across Sydney, from single tenancies to multi-site organisations.
